Delays are categorized in 4 kinds (Arcuri, et al., 2007) 
1.	Excusable no claim delays  -  Only time extension will be granted to the contractor
2.	Excusable claim delays – Time extension and damage claim will be granted to the contractor
3.	Non excusable delays – The contractor responsible for the delay and will have to pay liquidated damages
4.	Concurrent delays – The contractor may or may not be eligible for the time extension and damage claims. Hence it is very important for the builder to identify the delay and mitigate the cause by adopting various measures. (Susana Gomez 2012)
